As leis que os condom\u00ednios devem seguir s\u00e3o:<br>\u2022 Regimento interno: Para que ele seja aprovado, precisa de uma vota\u00e7\u00e3o favor\u00e1vel da maioria simples dos moradores, e ap\u00f3s isso, deve ser feito, n\u00e3o sendo obrigat\u00f3rio, o registro em cart\u00f3rio. Nesse documento, deve conter:<br>&nbsp; &nbsp; &nbsp;\u2022 Regras sobre o uso do patrim\u00f4nio;<br>&nbsp; &nbsp; &nbsp;\u2022 Conduta interna;<br>&nbsp; &nbsp; &nbsp;\u2022 Contratos de servi\u00e7os terceirizados;<br>&nbsp; &nbsp; &nbsp;\u2022 Multas por atraso de pagamento de condom\u00ednio;<br>&nbsp; &nbsp; &nbsp;\u2022 Fun\u00e7\u00f5es e deveres do s\u00edndico;<br>&nbsp; &nbsp; &nbsp;\u2022 Todas a informa\u00e7\u00e3o que impacte na vida dos moradores.<br>\u2022 Assembleias: Segundo a lei, \u00e9 vital que as assembleias sejam realizadas regularmente, para que os cond\u00f4minos discutam sobre assuntos importantes para a melhoria da conviv\u00eancia e da administra\u00e7\u00e3o. Nesses encontros s\u00e3o discutidos assuntos como:<br>&nbsp; &nbsp; &nbsp;\u2022 Presta\u00e7\u00e3o de contas;<br>&nbsp; &nbsp; &nbsp;\u2022 Modifica\u00e7\u00f5es no regime interno;<br>&nbsp; &nbsp; &nbsp;\u2022 Aprova\u00e7\u00e3o de or\u00e7amento;<br>&nbsp; &nbsp; &nbsp;\u2022 Elei\u00e7\u00f5es ou contrata\u00e7\u00e3o de s\u00edndico.&nbsp;<br>\u2022 Mudan\u00e7as e obras: N\u00e3o existem leis oficiais que determinem o hor\u00e1rio em que possam ser realizadas essas a\u00e7\u00f5es, mas no geral, mudan\u00e7as e reformas acontecem em hor\u00e1rio comercial (segunda a sexta das 8h \u00e0s 18h e s\u00e1bado das 8h \u00e0s 12h). Deve estar previsto no regimento interno os hor\u00e1rios, al\u00e9m de outros pontos importantes, como deslocamento de m\u00f3veis e materiais pelo elevador ou o aviso pr\u00e9vio sobre a mudan\u00e7a.&nbsp;<br>\u2022 Animais de estima\u00e7\u00e3o: N\u00e3o existem leis oficiais que pro\u00edbam a exist\u00eancia de animais de estima\u00e7\u00e3o em condom\u00ednios, por\u00e9m \u00e9 necess\u00e1rio que haja um consenso entre os moradores sobre as regras de conviv\u00eancia dos animais, principalmente nas \u00e1reas comuns.&nbsp;<br>\u2022 Ru\u00eddos sonoros: M\u00fasica alta, obras e outros barulhos inconvenientes s\u00e3o problemas que existem em todos os condom\u00ednios, e devem ser previstas no regime interno, regras para o limite dessas pr\u00e1ticas, a fim de evitar conflito entre os moradores.
